The National Association of Realtors says that 84% of home buyers and sellers go to the Internet before they ever call a Realtor. Barabara Cocoran said on the Today show that 3 out of 4 buyers search the Internet to find their home.  I think this is really great but you have to have a website to get business.

A lot of agents only have a page on their company website and they really need to have their own.

The Internet is the new TV of tomorrow and it is a lot easier and less expensive to do a commercial on the Internet then it is on TV plus it lasts forever...at least until you take it down.

I have had a website for 20 years now and I get more business then I have ever gotten from CRS referrals or anything else.  I use to pay close to $100,000 in print advertising and never got the results that I get from my websites.

If you want to make it big in this business you better be sure you have a great website because if you don't you will be left in the Dust!

Your website doesn't have to cost a fortune either but you better become an Internet Guru because you can't just have a website....you need to make sure people can see it and link it to every place you can find and you better know how to get great keywords so you come up on top of the search engines.

I hope We Can Make A Difference!

It is really funny because I lucked into real estate but it is my passion!

While trying to support my kids as a single Mom I was working 5 different jobs to make ends meet. I was selling corey coffe, selling make-up, being a hostest in a restaurant,modeling and doing commercials. While modeling I was hired to be the welcoming hostess in a new apartment development called Parkmore Apartments.

While I was there the developer Redman Development asked me if I wanted to be the assistant manager. Wow was I excited...not only did I get a full time job but I got a place for me and my 2 children to live! It was an answer to my prayers and a way to get back on my feet after a horrible divorce.

I worked hard and rented lots of apartments...In fact I rented so many that Redman Development sent out their top guns to see what I was doing to rent so many.  I said it was easy I loved where I lived and wanted everyone to live there too!

Soon I thought if I can rent these maybe I should get my real estate license and I could sell real estate and make bigger commission so I did it...got my real estate license and started to sell condos when no one even knew what they were...but I loved them...I found my passion...There is nothing greater then finding someone the perfect home. 

To me it is like a treasure hunt...first I get to know what my buyers  want...where they want to live and how much they want to spend and I start searching for their treasure...The Best Home ...In The Best Area...At The Best Price!

When I find it I have found the treasure and I sell it to them and we become friends for life! There is no place like home and when I can find it...it is a dream come true and nothing is better then that...I find dream homes.  I could do this with no pay but I do make lots of money...it is easy when you follow your dreams!

Just another note...that first apartment development I worked in Parkmore Apartments...I went back and sold it and converted it to Condos! If you can imagine we had one bedroom condos for only $19,000 dollars and no one thought we could sell them...we sold 19 the first day!

The whole  complex had 666 condos and we sold them out in less then a year...those were the good old days and I loved them.

The  point of this story is just follow your passion and the rest will follow...If you can dream it you can do it!

I was just checking the market today and was amazed at the prices and how they have dropped but sales are still good.

A few years ago you couldn't buy anything under $500,000 and now there are several properties under $400,000!

There are close to 6500 homes or condos in Pelican Bay and Bay Colony and less then 5% ,350 are on the market for sale.  NAR says that it is normal to have 10% on the market for any area so we are way under that!

There has been close to 230 sales this year priced from $300,000 to $12 Million and I would think that that is a lot better then most neighborhoods or even cities.

I think the reason for all the sales is because first Naples, Florida was rated as one of the best places to live by the travel magazines because of our friendly people and great beaches and wonderful weather. We also have some of the best shopping, our own Phil Harmonic that attracts the best talent and we have more great restaurants then I have ever seen anywhere else.

Second there is no other place like Pelican Bay & Bay Colony with our private beach restaurants,our own Community Center with spa treatments, work out center and private trainers. We have our own men and women's clubs, over 3 miles of nature trails,2 + miles of beaches and we even have our own World Class Golf Club and Golf Course, we even have 18 Tennis Courts and lots of Parks.You might say we live in Paradise or Heaven on Earth!

Third  you have every type of home to choose from, single family, villas, condos, low rise and high rise close to the beach or just a few blocks away on the Golf Course or on lakes. There is something for everyone. In fact I have sold 3 places to some people throughout the years because they start of in a home, move to a villa and then later move to a condo depending on how their lifestyle changes.

I have been selling Pelican Bay and Bay Colony since 1984 and I know it is a terrific investment. I sold the first house on the beach for $750,000 and it is now worth over $7Million!

I thought December would be slow because of the Holidays and because of the economy but WOW I am busier then I have been all year!

I think my buyers and sellers want to buy or sell now so they can start the new year out fresh.

I rented a place to the nicest couple from Manhattan in my building and they came into town last week and now want to buy! WCI called me and said they dropped prices another $500,000 and would pay me 6% commission and my buyers also from Manhattan are really excited...they get to save so much money on a brand new waterfront condo. 

Plus seller's are dropping prices and making great offers all over!

I am not trying to brag but I just want everyone to know that you may think the Holidays are slow...Now is the time to buy so if you have buyers sitting on the fence maybe now is the time to Make A Deal!

What's great about this system of endless growth is that there is NO reason you cannot do this at home, online. However, it's essential you have the vision that necessarily precedes this growth.

Step 3: Talk To Your Customers Take a look at the average website, and you see the reason why so many home-based and other entrepreneurs fail online: the site is nothing more than a one-dimensional 'bill board' presenting information, with visitors given nothing more helpful than a 'contact us' link for customer service. This is ridiculous and sends a bad message to customers, that you're less than interested in assisting them. Come and buy by all means, but don't expect us to assist you.'
